Property Preparation Checklist for Real Estate Photography
Introduction
Use this checklist as a practical guide to prepare your property for a professional real estate photography session. While some points may seem obvious, proper preparation makes a significant difference in achieving high-quality results.
Although modern techniques such as AI can be used to remove or adjust certain elements, this is not always perfect and may affect the natural look of the images. It can also increase post-production time. A well-prepared property will always deliver the best results.
Exterior
* Remove bicycles and scooters from the front and back garden
* Ensure the garden is tidy and well maintained
* Avoid placing large objects in the center of the garden (e.g. folded umbrellas or drying racks)
* Remove empty pots, leftover tiles, bags of soil, clotheslines, etc.
* Clean and, if possible, style balconies and terraces with a few fresh plants
* Keep bins, ladders, brooms, and garden hoses out of sight
* Avoid parking cars directly in front of the property
* Clean all windows

Interior
* Replace or repair any defective lighting
* Remove mold and replace damaged sealant where necessary
* Remove or hide personal items such as photos and memorabilia
* Keep prominent religious items out of sight
* Remove seasonal decorations (Christmas, Halloween, birthdays, etc.)
* Add small plants or flowers to create a fresh and inviting atmosphere
* Remove dead leaves from plants
* Clear dishes and clean sinks and taps; remove plastic bottles and cleaning products from view
* Remove limescale from taps, sinks, and shower screens
* Clear refrigerators and surfaces of magnets, drawings, and notes
* Remove keys from doors
* Clean mirrors thoroughly
* Remove pet items (food bowls, litter boxes) and keep pets out of the shooting area
* Remove baby playpens and toys from living spaces
* Keep coat racks neat and not overcrowded
* Subtly style tables, desks, and living areas (books, candles, plants)
* Remove laundry, baskets, and clothing from sight
* Clear clutter from wardrobes, cabinets, and under beds
* Hide cables, chargers, and wires where possible
* Keep toilet lids closed and ensure bathrooms are clean
* Bathrooms should be clean, dry, and free of steam; consider adding fresh towels and subtle styling
* Remove excessive furniture to create a sense of space
* Ensure floors and ceilings are clean (including cobwebs); vacuum at least one day prior
